• Tenant Communications
  We act as the first point of contact for routine tenant enquiries, resolving straightforward matters where possible and escalating important issues to you.

• Maintenance Coordination
  When maintenance issues are reported, we notify you promptly and, where requested, coordinate access with your preferred contractors. If you do not have a contractor, we can recommend trusted local tradespeople from our network. All appointments and repair costs remain subject to your approval unless otherwise agreed in writing.

• Rent Payment Monitoring
  Where you receive rent directly, we monitor payment status based on the information available to us and notify you of any missed or delayed payments requiring your attention.

• Monthly Activity Summary
  Receive a simple monthly summary of communications, maintenance requests and any contractor costs coordinated through us. This report is provided for convenience only and does not constitute accounting, bookkeeping or tax advice. (Note: this is a summary for your convenience only and does not constitute formal accounts or tax advice).

• Management fee: From 6%–8% of monthly rent, depending on portfolio size and property type.

Everything in Essential package, plus proactive property coordination for owners who want complete operational support without the day-to-day administration.

• Routine Property Inspections: We carry out scheduled property visits (where agreed) and provide photographic reports highlighting any maintenance, cleanliness or compliance concerns.

• Maintenance Coordination: We coordinate access with your chosen contractors (or recommend trusted local tradespeople), obtain updates and keep you informed throughout the process. All repair works remain subject to your approval unless you have provided written standing authority.

• Compliance Reminders: We maintain a record of your property's key compliance dates and send reminders before Gas Safety Certificates, EICRs and EPCs are due for renewal.

• Contractor Liaison: We arrange contractor access, coordinate appointments and monitor progress, helping ensure works are completed efficiently.

• Tenancy Renewal Coordination: We contact tenants before the end of the fixed term to establish their intentions and communicate these to you or your appointed letting agent.

• Property Support: A dedicated point of contact to coordinate operational matters relating to your property.

• Management fee: From 8%–12% of monthly rent, depending on portfolio size and property type.
